To request for CTC of your title, Log In to your account with your Username and Password. You will receive a one-time-Pin (OTP) from your registered email address and/or mobile number after entering your Username and Password. Type the OTP into the OTP input field that appears on the screen before clicking the "Submit" button. After signing in, the eSP Home Page will be displayed on your screen where you can find multiple buttons such as "Request for Certified True Copy" - to make a CTC request, "My Request" - to access or modify the requested CTCs list, "My Profile" - to access or modify users account data, "FAQs" - to see frequently asked questions, "User Guides" - to access or retrieve the user manuals of this portal, "Payment Options" - to verify all the payment methods that are currently offered, "Terms and Conditions" - to understand the regulations and instructions regarding this portal, "Contact Us" - to make it easy for users to get in touch with LRA eSP staff, and "Logout" - to stop the session. To request for the CTC of your title, click on the "Request for Certified True Copy" button.
Once the user has entered the "Request for Certified True Copy" page, the user may choose to retain the Requestor information such as first name, middle name, last name, email address, and mobile number which were all based on the personal information provided during the account registration. If there is a need to change a part of the requestor information, the user should go back to the home page and click the "My Profile" button to make necessary changes.
Delivery address that was provided during the account registration can be modified or changed from time to time. If there is a need for you to change the delivery address, simply click on the "Reset" button, fill-up the input fields, and then click on the "Update" button to save these changes.
The next step is to click on the "Add Title" button so you can enter the Registry of Deeds, the title type (i.e., Original Certificate of Title "OCT", Transfer Certificate of Title "TCT", or Condominium Certificate of Title "CCT"), the title number, and the number of copies. If you need to input another title type and type number in the same RD, click on the "Add Title" button. Please note that the eSP was designed per RD. If your request involves multiple titles in different RDs, you must create several "Request for Certified True Copy" for each RD. Fees will be reflected based on the number of copies you ordered. To avoid error and miscommunication, make sure that all details you provide are correct before clicking "Save" and "Submit Request" button. After submitting request, a pop-up window will appear asking whether or not you agree that the information you provided is correct and up-to-date, that the LRA requires authorization letter together with your government-issued ID and your representative's ID in case you cannot receive the documents in person, and that a maximum of two (2) delivery attempts will be made to your shipping address.
If the title number you entered is a duplicate, you must supply more details about the Plan, Block, and Lot Numbers for both OCT and TCT. Additional information is required for CCT, specifically concerning the Project Name and Unit Number. If the title number you are looking for is not found in the LRA database, a pop-up window will prompt you to go the closest RD office or contact helpdesk.eserbisyo@lra.gov.ph for help.
All of these transactions must be paid online using LRA eSP's e-Payment gateway partners such as the e-Wallet (i.e., Gcash or Paymaya), LANDBANK, and debit/credit card (i.e., Mastercard, JCB, or Visa). To process online payment, click on the "Make Payment" button which will redirect you to the Payment Summary Page where you can select your preferred payment. Eventually, you may enter your email address or mobile number where you can receive the payment acknowledgement receipt. Once the payment has been successful, the CTC of your title request will be delivered door-to-door to your registered shipping address through a courier.
